As-built drawings are the final record of what was actually constructed. They reconcile the design drawings with field conditions, contractor modifications, and every change order and RFI that occurred during construction. Getting them right matters because future inspectors, maintenance crews, and restoration engineers will rely on them as the source of truth.
The raw inputs
An as-built set starts with several sources:
- The original contract drawings (the baseline)
- Contractor redline markups (field changes tracked during construction)
- RFI responses and change order documentation
- Field photographs taken during and after construction
- Survey data showing actual locations and elevations
Reconciliation process
The real work is cross-referencing these sources. A contractor redline might show a pile shifted 600 mm from the plan location. The RFI log confirms the shift was approved due to subsurface conditions. The field photos show the pile in its actual position. All three sources must agree before the as-built is updated.
Drawing updates
Changes typically fall into three categories:
- Dimensional changes — shifted elements, adjusted elevations, modified spans
- Material substitutions — a specified fastener replaced with an approved equivalent
- Detail modifications — connections modified for constructability, bearing details adjusted for site conditions
Each change is marked on the drawing with a delta triangle or cloud, and the revision is noted in the title block. A summary of works document describes the overall as-built changes for the record.
Why this matters
I have stood on bridges where the original design drawings showed one thing and the field reality was completely different. Without accurate as-builts, the next restoration engineer starts from the wrong baseline. A well-documented as-built set saves the next team months of field verification — and prevents design errors based on incorrect assumptions.
The best compliment I can receive on an as-built set is that the next engineer can rebuild the bridge from the drawings alone. That is the standard I work to.
